MLS Sales Stats for March 2006

 
Please find a summary of the stats published by the Real Estate Board of Greater Vancouver.

 


Prices are on the rise on the North Shore, on the Sea To Sky 'corridor' and in Squamish.

 

 

The activity level is quite strong with Buyers having more product to choose from as inventory of homes shows a modest increase.  As a rule, a good 'home' at market price will sell in a matter of days.


 
West Vancouver

Detached 
March 06 unit sales were down 5% to 79 units as compared to March 05. YTD units sales are up 11% with prices up by 34% to $1,260,000!
Attached
March 06 and March 05 were even at 9 units sold. YTD unit sales are up 54%. Due to insufficient data price movement cannot be determined.
Apartment
March 06 were down 67% to 20 units when compared to last March. YTD unit sales were down 64% but prices rose by 15% to $530,000.


 
North Vancouver

Detached
March 06 unit sales up 14% to 124 units as compared to March 2005.  YTD sales are up 10% and prices are up 18% to $710,000.
Attached
March 06 was flat as compared to March 05.  YTD sales are down 6% but prices are up 26% to $476,200.
Apartments
March 06 unit sales down 22% and YTD sales also show a decrease of 30%. Prices are up however to $291,550. This last number surprises me as I had quite a busy month in North Van condos and found myself in 3 situations where the property sold with competing offers!
